The Village One Apartment complex, completed July 2008, is a subsidized rental housing complex made possible by the Modesto Housing Authority.  The much needed complex had been planned for more than a decade as a part of Modesto's Village 1 master-planned community.  All apartments are rented based on the families' household income in comparison with the county's median income guidelines. Of the 20 total units, 10 of them have two bedrooms and 930 square feet of living space, and 10 of them have three bedrooms and 1125 square feet.  Also includes community center building. Units- 82 Single Family Homes
Silverleaf, a community within Merced's first master-planned community known as Bellevue Ranch, was created to offer affordable homes for Merced County residents.  When the master-planned community was approved the city determined that 82 lots would be set aside for buyers who made less than the median home price. At that time only 5 percent of Merced households could afford a home at the median price according to the NAHB. Envision Homes was eager to join in the efforts to provide this much needed housing and broke ground in August 2006.  With seven unique floor plans ranging from approximately 800-1800 sq ft, the units were very popular.  To ensure that the homes were only sold to the hard working people who they were created for, each family had to adhere to the moderate income qualifications. In addition, Envision Homes became the first home builder in the region to offer mortgage assistance for first time homebuyers through the BEGIN Program (Building Equity and Growth in Neighborhoods.)  This deferred payment loan allows buyers to receive up to $30,000 in the form of a down payment. Units- 25 Single Family Homes (Phase 1)
The Terrace community site was a part of an effort to redevelop portions of the city to create clean and safe neighborhoods.  What was once run down dilapidated homes, is now a thriving community, with improved roads and new utilities.  This community features four floor plans under 1800 sq ft, making it ideal for first time home buyers or those looking for affordable homes. This community is still under construction and features three fully furnished model homes open daily. View the community.

Units- Custom Homes
San Diego Rebuild is a unique project which began as a result of the October 2007 Wildfires in San Diego, CA. The fires took a devastating toll on much of Southern California, burning close to 200,000 acres and destroying 1,075 homes. Envision Homes quickly recognized the need for experienced, reliable contractors and was one of the first to respond. The team worked one-on-one with each family to review their insurance, design a floor plan, and construct their new home. This project became more than just building homes; it was and continues to be about helping families restore their lives.

As a result of the rebuilding efforts an opportunity presented itself for CEO Greg Bradford and wife Cynthia, along with Envision Homes, to donate a home to a family who found themselves without insurance after their home was destroyed by fire. For the full story click here.
